I did some cold calling today and every property I was interested in was already under contract.  

With little cash reserves on hand, we do have a debate whether to start with a flip to get a reserve or go with the "BRRR" strategy 'cause baby it's cold outside.  

I think it was from condensation from the walls being cold and the weather changes.

If the contribution loan is over $7 million, expect the possibility that you will have to come in with "skin in the game" cold hard cash.

I have acquired 11K in cold hard cash so far and am open for ideas/and insight.

didn't check all windows and didn't bother on the furnace (it was in july and I replaced it in the winter as it was beyond cold in the home).so, it got me to thinking, what % are not to the level they should be?

For me, it feels a bit more like a follow-up letter in a series, not a cold introduction letter.

So don't think you are in a HGTV episode, or in some cold market, where you have to make the house brand new.  

I should add that door knocking, cold calling, etc., is all fine and dandy if it's YOU.
