Planning on investing in Rental property somewhere in Florida

I currently live in North Dakota and am planning on moving to Florida to start my life there as a Real Estate Agent. More importantly, I am looking to also invest in Townhouses to house hack and rent out. Any advice? P.S. am 17 years old and turning 18 in Decemeber. I have acquired 11K in cold hard cash so far and am open for ideas/and insight.
