Account Closed Like you I live in California (SF Bay Area) but as you said the California coast market is very expensive and does not have a very good rent ratio.I chose to invest in Houston in 2008/2009 and have managed to get good cash flow with decent appreciation.

You can use the proceeds from that nicely appreciated Western Slope property and invest is less expensive properties that may cash flow better and be closer at hand to manage.1031 is a federal statute so the mechanism and requirements are the same no matter the geography.
