I tend to agree with Benjamin above about small colleges not being safe investments...Many colleges now figured out student housing can be good cash flow for them and start to expend their housing...with a small college that might mean the end of a market...if you want to stick to Ohio then look to Ohio State with it's 60K students in Colombus or Ohio University in Athens with 30K...I am looking in a 8K college town and the market feel tight.

I recently found a low priced single family home in a very high rent area, 2 blocks from a major university in a rapidly developing city.  

I've been leaning towards KW Ballantyne area but have recently discovered eXp Realty and studied their model and am pretty torn.Both seem like great options however being a hands on learner I feel like having the office environment with warm bodies to engage with will be beneficial for me personally.

I currently reside in Fort Myers, FL, and I am eagerly wanting to start my wholesaling journey.A little more background about myself, I graduated from Florida Gulf Coast University with a bachelors degree in Finance and currently work full-time as an analyst in an Information Technology company.

As I mentioned before, it's all about personal preference, so that should be your (and other's) foundational guide.One anecdote: The most successful real estate investor I know, personally, invests in a great number of government and university treasuries.
