Any idea what those things mean?

We are going to sit down and discuss it this weekend, but I would like to go into that conversation having an idea of what I am really going to need from them and what would be a reasonable price for it.  

Open to ideas for lists, and mailing companies who do this well? 

In 2007 our Bay Area home sold providing us with some extra cash.My wife and I purchased our next property in 2007 with the idea of flipping it.

So I had an idea that could potentially replace my original plan of living in a multifamily home and I wanted to know if it would be viable or not.

I like your idea above with regards to the 10% extra management fee however in my experience this has a very very small likelihood of changing the PMs mind.

And if a big bank won't give me another mortgage (no idea yet..), are there alternative options? 

Any idea what your next steps are going to be?
