The only things that I would be concerned with, "as a flipper," would be a death in the property and to do a thorough home inspection. 

Time is not much of an issue as long as your chosen closing date is reasonable.You DO want time to do proper diligence.The title company needs time to do a thorough search.Your attorney needs time to get all the paperwork together.You only need to move quickly submitting an offer and getting it accepted.

Investors should be prepared to manage their finances carefully, screen tenants thoroughly, and dedicate significant time and energy to the management and upkeep of their properties.

Looks like you have been very thorough in your analysis.  

However, it's important to remember that the overall quality of the neighborhood and the school system can also impact the value and appeal of your property to potential renters.As with any investment, it's important to conduct thorough research and analysis before making a decision.

He has done an excellent job and is very thorough in title searches and contracts.

That is a very thorough list.

I suspect though there are some that are angrier than hornets and will not take lightly to being so thoroughly lied to and cheated.
