The only things that I would be concerned with, "as a flipper," would be a death in the property and to do a thorough home inspection.

Time is not much of an issue as long as your chosen closing date is reasonable.You DO want time to do proper diligence.The title company needs time to do a thorough search.Your attorney needs time to get all the paperwork together.You only need to move quickly submitting an offer and getting it accepted.
