Buying first townhouse

Hey!

My wife and I are buying our first townhouse. It’s her sisters home that they no longer occupy. They have agreed to not use a realtor and deal directly. We will be using a mortgage company and paying off their remaining balance and negotiating a final price. But, her friend who is her “realtor” will keep giving her advice and making certain negotiations harder. So, I wanted to check with everyone. Is there anything we should do to protect ourselves with forms and documents that the mortgage company wouldn’t provide? If they’re using their friend who’s an agent. Should we just get a real estate agent for our best interest?
They’re in over their head on their new property and have no money to do fixes on this property that were revealed in the inspection. Her friend keeps telling her to have us agree to a home warranty. Which I don’t wanna do. We just want 3 major things taken care of that were considered safety and  fire hazards. If they don’t wanna lower the price for the repairs. Are there any other options that may work for both parties? Worst case seems to be to walk away of course. Just wanna get all the information and options.
