I had a bit of a mindset shift from the strictly business to the personal side after multiple conversations about how many wholesalers/investors are sending out their postcards etc to every single person in my market.

I have 3 rental single family properties in the Philippines and would like to continue investing in real estate here in Sydney.

I was planning on self managing since its just a single family home and I'm not going to have any positive cash flow until at least 2 years so I don't want to give up another percentage to a management company.

My live-in tenants and I have not seen a single car at that house since the for-sale sign went up.

The foreclosures can come with a lot of risk, mostly because there's no standardization with them so you' have to investigate every single property very thoroughly to know exactly what you're getting. 

I'm a single mom and I work full time.

Buying my first multi, but on my singles I average 2K per year between maintenance and turnover costs.

However, I realize that it is tedious to look in person every single property that we're considering making an offer on.

Do you recommend single family?

Currently interested in a Buy & Hold strategy for single family and multi-unit properties on the 5-10 year timeframe.
