However, keep in mind that your screening process should stay intact.

Screening your tenants is one of the most important tasks for a landlord.

I try to eventually fence my properties because it attracts more people that care about that kind of thing (and screens undesirable neighbors). 

I try to smoke out the high maintenance tenants during the screening process. 

Then do your tenant screening according to that criteria and don't say or do something that could appear to be in violation of the law.

They can do the pre-screening for you.  

But, I also screen for the best tenants and respond quickly to any maintenace problem they have.  

in other words ..if you the see the screen below are you assured that there are nothing delinquent  or you came across  instances that once you dig deeper there were past due taxes..even though the system did not show anything 

Remember, when these people start calling you back, you have to go inspect those properties that pass the phone screening and if the seller is motivated and you put it under contract, you either have to have a buyer who will want it or you plan to buy it and rehab for sale or rental yourself.
