Looking for tenants in December, here's my ideas

I'm making an offer on a duplex that is currently vacant. I'm worried about getting it occupied quickly during a winter renting season. The property is in Baltimore. In order to get it occupied as quickly as possible, if the market rent doesn't get a lease, I'm thinking about lowering the asking price to get tenants in asap. I'm also thinking about asking the tenant to do a 7 or 19 month lease so that it would end in the summer peak renting season. 

What do you think about these ideas?

@Chris Purcell sounds like a solid plan. I recommend marketing your property anywhere and everywhere. I use postlets which puts your listing on all the major sites (hotpads, Zillow, etc etc) and then it creates a link for you to create an add on Craigslist (really important too). Couple things I do is like, $50 off first months rent, free internet for the first month if they apply by X date, etc etc... Anything to get tenants to act quickly. Also, when you get some viewings, I started to ask prospects what they thought of the property and the price and you might be able to see if there's a better price point or feature that would make them want to go with your place. If you need anything else, don't hesitate to reach out.
