I haven't had any luck in selling this home to a retail buyer.

REITS are huge pools of money invested in all kinds of real estate IE. office space, retail, storage, industrial etc...You then get a portion of the profits paid back to you from the rent collected.

The house is dated and would be renovating for retail.

This has resulted in higher prices and houses listed on the MLS, whether they be REOs or owned by a private seller, are much less likely to accept an offer that is below full retail price.

As investors we don't see value in some things that "retail" customers will pay extra for.

You will have the disadvantage of competing with other retail buyers who may be wiling to spend more.

From what I understand about Z-Buyer, they have a system where they qualify leads so the leads sent you are motivated, not retail sellers.

Power Teams" in my opinion are guru speak to sound interesting, but to me setting up a power team, before you have something for them to do... its like setting up a retail operation, buying a building, setting up a corporation, getting attorneys, insurance, an accountant and trucks, then trying to decide what you want to sell.

It appears it is listed above retail value so as an investor, I would guess your time is better served finding a more motivated home seller with a price well under market value.
