I always max out the utilities category each quarter.Once I max that out, I put utilities on my Barclaycard Rewards world master card which gives rewards of a straight 2 % on utilities.I also have the Chase Freedom, Discover, and Citi-Dividend cards which feature rotating categories each quarter at 5% rewards.

Although I would like a system where I can talk with them periodically to make sure that everything's going good or if they have any concerns.I currently use Cozy for management, and would love if they would add a feature where Landlords can inst-msg tenants asking questions or sending reminders.
