Your thoughts on this bath and basement?

I have acquired this property with a decent margin and I am split whether to rent and collect 600 positive CF. Or flip and net about 50k plus with a full scale rehab.
Here are the pics of the bath which is dated. What would you do for rental and for flip? For rental I was thinking about just glaze the bathtub and wall tiles and change flooring.
In the basement what would you do with drop ceiling and panels for rental and flip scenario?
There is a bedroom downstairs which isn’t a legal bedroom as it lacks egress. Is it worth getting an egress and how much would that usually cost?
for kitchen the cabinets are old but Still in good shape. For rental I would leave it alone but for flip what would you do different?

I would put a new vanity in the bathroom as well.
As for the basement/ bedroom - remove the dropped ceiling and put new drywall ceilings in, remove the wall paneling (I have seen plenty of people just paint over it personally not a fan of that), it looks like there is carpet already there it's up to you I would probably put carpet back in. I have a similar basement in my single family that is finished and has wall wooden paneling. I ended up leaving that on, but the duplex I just bought decided to tap it off the walls in that one.
As for the Kitchen - rip up the linoleum and put LVP, paint the cabinets and add new granite countertops, and stainless steel appliances, paint the walls and, like every room add new light fixtures and outlet covers and switch covers. You are going to know the area best. If comparables don't have stainless steel appliances and granite countertops, then don't do it.
