I believe that at the level you are in the clear and working with a quality, salaried renter class tenant. 

We're live in our owner occupied 2 unit building, and are realizing the importance of attracting high quality tenants so we can co-exist peacefully and happily at our home. 

I'm looking to purchase a property and want a reasonable price, but quality and trustworthiness is much more important.Thanks in advance for your help.

A professional property photographer can take these pictures to ensure that they are done at the best quality possible.Assess the price.Compare the price your property is listed for with similar homes in the area; are you over-priced?

I only have experience as someone looking for a new build home lately...but Brookfield Residential and Lennar Homes seem to have the best reputation, as far as the quality of their homes goes. 

If they don't place you a quality tenant,  too bad. 

A quality HVAC replacement should get you 30 years down the road and amounts to like $350 a year.

I like to have a predictable income/expenses and the heavy fee model is riddled with surprises 🤮I like having a PM because I effectively sacrifice no quality of life for having a rental.

But even this is subjective, since nicely remodeled will have a premium to dated, but an unusable, large home will sell at a discount when viewed as per sq ft value.For a comparable finish quality, on equally desirable street in same neighborhood, we have sold properties almost exactly at the same per sq ft price as smaller properties, but they were equally usable as their smaller counterparts, i.e. 2,900 sq ft 4 bed 3.5 bath versus a 1,900 sq ft renovated house 3 bed 2.5 bath
