Take action and do not quit. 

I am looking to purchase more rental properties, but do not have any cash available for a down payment.I am undecided as to what would be the best course of action to take.

Ideally I'd like to come across a property that will give me a positive cash-on-cash return without including the unit I will be occupying but obviously that's going to be tough to come across.

We just received our inspection report back and it has 11 critical points that we need to address and either abate or mitigate it also has dozens of spots that tested positive but no current action is required.

There's one other owner on the waiting list for rentals, so it's not well positioned for an investor buyer even though its location is ideal for that. 

So this possibly puts us in a position of adding an occupant to the lease, only because they are married, but we have no idea who this person is.

Here, there is No redemption period but title is not “clear” for 4 years unless you do a Quiet Title action. 

I just moved back to my hometown, Charlotte, NC, 2 months ago and I have virtually 0 Realtor relationships in the states where I am licensed.I am just wondering if any of you borrowers, brokers, lenders, or agents out there have any advice regarding things that I could do to start building trusting relationships with Realtors in order to get some leads in my pipeline.Honestly, thank you to those of you who took the time to read this, let alone respond :)PLP(peace, love & positivity)Sincerely,Dominic Balconi

Your goal of quitting your job and traveling sounds wonderful - and the nanny part sounds divine - I think you've found your tribe here ;)Sounds like you've already put yourself in a great position with these first two properties.

I'll get my license, do some fix & flips and look into buying small apartment buildings.If you are new here, don't wait 3 years like I did, make up your mind and take action!
