Here are the answers to some of your questions that could be knocked out in a forum post.Is recommended registering the business as an LLC? 

Based on what I've been reading in these forums my client violated the FHA Owner Occupancy requirement because he never lived in the property, although unintentional. 

Ahhh interesting, from all the books, forums, and podcasts I've gone through I've never come across that nugget of information, although I haven't done much research on property management explicitly yet.

First of all, I am still new to this forum and REI, and I am doing my own research about REI One of many questions that I have in REI is how do you accurately estimate the property tax that you might potentially buy?  

Reading the old posts on the forum it appears the opportunities are hard to find in Portland right now.
