What kind of opportunities are available in Oregon ?

Hello BP'ers,

I am exploring the Oregon market for real estate investing. Mainly looking at SFR and MultiFamily units. Current thinking is to buy and hold. Reading the old posts on the forum it appears the opportunities are hard to find in Portland right now. Looking for guidance on what markets are investor friendly right now and to form a team to execute on the final strategy.
