We actually take a portion of our gross rents and put them into a savings account each month in anticipation of future large CAP EX expenditures such as roofs, heating/AC units, appliances etc.The rest we leave in our checking and cash flow other smaller repairs, make readies, pay for mortgages and utilities etc.In addition we have a credit card we use exclusively for our properties.If nothing else this helps when it comes time to do taxes.

For about 2 months until we got it rented he became obssessed with trying to get a showing, left a note at the house saying he was trying to get a showing, called often, his girlfriend called often, at first calls and messages went to my listing number, but then he visited the house and got my cell off the business card I had in the window and started calling there too.

So it may be of benefit for those thinking of launching into this to save up a little before you try it.biggest reason small business fail is undercapitalized and your simply a small business and if you have little to no capital you have no staying power.. if you spend all your liquidity and cant get deals in the short term your done... or worse you run up your credit cards and now have nothing to show for it but massive debt.The legalities of this aside..
