I am looking to include regulations for a duplex about parking and property maintenance either in the leasing contract  or as an addendum to the contract. 

I bought a group of 3 duplexes, and 2 single families on a no money down land contract. 8% interest.

With that said I just recently had about 12K of capex on a duplex unexpectedly the first year we owned it. 

Though ill be honest, I'm also shopping for a duplex in Edmonton.

For example, think of a "mirror-like" duplex, but remove the range from the one of the "kitchens" (still have a fridge and sink in both "kitchens"), and add a door that connects the two units, that way you can say that it's still a part of your house.

If the house needs a complete rewire, replumb, new hvac, all walls brought to current insulation codes, and then all new flooring, drywall, insulation, kitchen, baths, doors, trim, etc...

I’m looking at a duplex and I could be all in around $65k-$70k.

After doing some research I have a feeling I’m not going to get the answer I want to hear but I’m looking to buy first rental (duplex) in Philadelphia.

My partner and I are looking for duplexes, trips, and quads as our first real estate investment together.
