Hello All,
My name is Zach Ogle, and I am happy to be here. I am a licensed CPA working in San Francisco. I recently sold my primary residence in Phoenix, and I am planning on turning that gain into my next real estate investment.
My partner and I are looking for duplexes, trips, and quads as our first real estate investment together. We're casting a wide net and looking all over the country for the right market.
I've been listening to the podcast for a while, but this is my first time jumping in to the forums. I'm looking forward to reading more and to connecting with many of you.

Hey @Zach Ogle, thanks for introducing yourself, and welcome to the forums! The forums have been an invaluable source of information and strategies for me in my own investing journey.
Your best bet in the greater Phoenix market will be a four unit property, because it's tough to make the 2 and 3 unit properties cash flow with 25% down. Lots of opportunities to buy great properties if you know what the look for (the sweet spot of property size/features as I like to tell my clients). More and more listings are coming on the market every day, for two reasons: 1) sellers who bought before the crash have now seen some good appreciation and are able to sell for a small gain 2) older long time landlords are ready to retire and are looking to cash in on the high demand for this property class right now.
