Using self directed IRA for first rental

After doing some research I have a feeling I’m not going to get the answer I want to hear but I’m looking to buy first rental (duplex) in Philadelphia. I’m 24 and the company I work for now was bought out about a 8 months ago so I now have a new 401k and the old one has about 10k in it. I’d like to use this money for part of a down payment on a property that’ll be around 100k. The other 10k for a down payment will likely come from a private lender. And does everything that comes from the property have to go back into the ira ?
