Parking and Property Maintenance

Hi.  I am looking to include regulations for a duplex about parking and property maintenance either in the leasing contract  or as an addendum to the contract.  Are there any templates or suggestions with forms that may have the basics for this?  Any suggestions are very helpful. Thank you.
