Also, I'm looking to re-paint most of the walls and kitchen cabinetry as the previous owner chose some colors that I don't necessarily agree with :). 

I suppose the design is a second thought, once you figure the tattoo by itself didn't scare off a prospect.I seem to have a better feeling when there is color involved.

You're going to be testing with postcards, mailers, lists, black/white vs color, etc.

The two bedrooms that share one bathroom aren't really very different (except for wall color), but I do let the person who signs first pick which room they want.

So even if you do setup some workaround, your going to find a few hundred to a few thousand "activist enforcers" in form of licensed agents,  happy to report you the moment they see you "coloring outside of the lines". 

If you are worried about it you could get area rugs yourself (single nuetral color), it is cheaper.

White and light colored wood is popular these days so you could change of paint the blades.
