It is the most diversified economy, has consistent population growth, still has good affordability, and is in the real estate powerhouse state of TX.Buying a turnkey rental property can work, but you're right in that house hacking or fixing it up yourself can offer a better return (at the expense of more time and effort).

Thus far I am considering displaying the additional tax base that will come from that verse a SFH, additional power used from a duplex (ie city gets a portion of all electrical bills in city), additional water and sewer revenues, and the big one that it helps the affordable housing crisis. 

The trick there is to only fix what you ought to - that's a deadly mistake almost everyone makes to some degree so, never stop considering it - I can't stress that point enough.My advice to you is to buy a duplex in the best physical condition you can afford, in the best neighborhood you can afford, for starters.
