I am meeting with him this week to hopefully grow a relationship with him to see if we can help each other in any way.

Ive learned that making relationships with others that have similar goals, will inevitably, benefit myself and those you construct business with.

I would even go as far as to say that you're a real estate investor in the local area and would like to build a relationship with a realtor or brokerage to help find my deals. 

@Harra GuniI am a local Huntsville investor I would highly recommend working with your property manager as they should have knowledge of off market deals, they should have in house contractors or have good a good relationship with several vendors,  and they should be able to find decent rent comps.As for estimates on rentals look at zillow, facebook marketplace, rentometer.
