Newbie looking for advice on a potential large deal

Hi all, I am a new investor that just acquired my first rental. That being said I don’t have much capital available, but I have recently networked with an older gentleman who is interested in selling off most, if not all, of his 20+ rental properties in my area of northern Kentucky/Cincinnati. I was wondering what suggestions people may have to help me get in on these deals in some way, even if it’s used as a learning experience for different types of real estate deals?
