All in all, the home is older but that is standard for the neighborhood and I have a solid amount of equity in the home currently.Recently, my dad said he is retiring and moving out of California. 

Hello all I'm trying to figure out my next move.

After i posted, i did check with the lender (it's actually a box that's also checked on the closing documents that i didn't realize) but my loan is not assumable if i sell the property.

I was able to pick up my first one for $499K and am doing over $90k which is my comp for this one.  

I am aware of certain zoning and regulations but am looking to further my knowledge before potentially venturing deeper.

I live near Philadelphia, Pa and don’t see many duplexes or up in my area.

Look my problem has been people/groups wasting my time with no money.  

Can someone check my rehab estimate on this duplex?

I have tried to find potential syndicators by literally tracking down who bought apartments that I see clearly have new owners... but in each case, to date, the new owner appears to not be open to outside investors (and so far no local outfits), so that's not working out.Kurt, due to my industry expertise, I have a very wide network, and work with hundreds of syndicators nationwide.

Can I get any general advice on what my options are?
