Brrrr small multi family
I live near Philadelphia, Pa and don't see many duplexes or up in my area. I know that poses a challenge for me when it comes to comps in preparing the numbers for an offer as well as making sure I g wet as much cash out when I refinance. My goal is to scale into small multifamily and transition to large. Would it make more sense to focus on SFH because there are more of those potential deals in my area or be patient and wait on a multi family that fits my criteria when available? For more clarity I'm just starting out and haven't invested into anything yet but just want a clearer idea of what makes the most sense.

I would honestly look into another market like Columbus. I have had a ton of OOS investors from the west coast invest in philly and they moved to columbus. There's been significant growth in the last 3-5 years, with booming business and real estate sectors. Companies like Intel, Amazon, and Google are investing here.
