At BP, you can not only network with other investors from around the world, you can also get great information, including free online videos and courses for you to watch and learn from.

The one I recall the best was for a 150 lot development we did just above Beale airforce base  ( home of the SR 71 and U2's which are too cool to watch )this was in the early 90's plant was going on 250k then and then the spray fields were not to bad..

Watch videos and make sure you have a good grasp on the requirements.  

I am reading, watching podcasts, and webinars. 

I saw there as was a podcast and started watching some of the clips on Youtube.  

Like you I've been on the sideline watching and learning...it's time to pull the trigger.  

Also, how do I find experienced investors in my area (Houston) that would allow me to maybe watch them find and put together a deal, and I, of course, would be willing to help in any way I can.

I too am a big sports fan, both watching and playing.

I was going to be my own boss and do what I loved to do.As the years have passed since 2007, I watched regulation take over commercial lending.

I can't think of anything more low maintenance then 6 people looking at a rental & then hiring an inspector.You watch your home burn down and lose EVERYTHING you own, due to no fault of your own to boot, and you'd err on the side of extreme caution too.
