I'd probably not operate the property as an LTR because with such little down (5%) at today's rates, it would be negatively cash flowing.For the investors who invest in Littleton and have a furnished rental, can you speak on what the MTR and STR demand is like?

Would anyone have any recs on location banks, credit unions, etc that would look at a deal like this?

Like @Alex Olson is saying you may start looking for potential replacements you like at any time before your 45 day identification time frame starts. 

I like the fact that Atlanta area's property tax rate is low and seems there is growth potential. 

Owners might like it better.

After that, this seems like a really great return on your investmenrt for the long term as an STR.

Most DSCR Lenders will require the property to be rented for a refinance (or if used as an STR for example, have some STR history)  You may be able to find an option for refinancing prior to leasing, but it will make it more challenging and will likely need a "good reason" more than just speed3.
