It's one of the first questions I ask prospective tenants when they contact me and it's a deal breaker. 9 times out of 10, when winter in Wisconsin hits, the "outside only" smokers end up back in the house or in the garage.I do have a property with inherited tenants of 25 years who smoke and I'm not looking forward to that vacancy.

Granted there is an extra 1.5% on the conventional, but the FHA has so many 'hidden' costs that make such a large difference. 1) Conventional loans (at least in my situation) - they will drop PMI payments once I hit 24 successful payments (2 years).

But I'm not completely opposed to going into temporary cc debt with the prospect of a $20, $30k or more profit in short order.I have a business line of credit that I can use as well as my personal credit cards but I'm just trying to see what I can do with the help of HM and maybe not have to touch my cards or at least not hit them too hard.
