I have found a few properties that are located an hour or two from San Antonio.

It's a 3/2 bath home in good condition, good location, and is partially updated, but it is not the $300/night type listing.

They are located in Hot Springs Village, one of the largest gated resort communities in the country.

If you have time on your side and flexibility in your schedule I would suggest finding a local firm that you can intern or work for.

Take a look at your agreement with the listing agent so see if there is a penalty, if not request terminating your agreement immediately or hiring a local PM to represent you to communicate directly with the listing agent to end the agreement.

Big picture, it's foolish for a state that's so dependent on tourism to place onerous restrictions on the ability to house tourists, but many locals make the case that they are getting priced out of the housing market.

Where are you located?

I would suggest that you jump into some local meetups, get connected with local investors and real estate agents who can help you on your path to running numbers and getting your feet wet on actually knowing more of a good hard cost for rehabs. 

The Salon and barbershop can be sub-divided by a door between the two, but the door was taken out to keep a open concept between the salon prior to me moving into the location.
