They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint.

First one was a 2006 built condo, purchased for $189K and all it needed was a fresh coat of paint and a new refrigerator.

@Peter Tiberio,How about a sign out front saying, "Freshly Updated, Available Soon" with how many beds, baths, etc., maybe include a bin with flyers showing recent comparable sales.

Hello everyone and anyone.As a preface to my question, know that I am 19 years old and am starting out fresh.

This way they see how clean we expect it, and they see that *fresh paint* or *new carpet* in person rather than getting a promise from us that we'll do it (how many tenants have written horror stories of getting promises from prospective landlords of what will be done prior to them moving in, and then having it not get done?). 

After listening to a few podcasts, I realized I never went through with the introductions post.I'm Mike Um, fresh out of pediatric residency, and heading to Guam in a few months.
