I've done a lot of research on amenities, advertising, concierge services, etc but I know that doesn't mean I know it all.

I am in advertising and believe in giving something time to make it work. 

How do you advertise your vacant units?

Often times realtors will advertise a property as being "cashflowing" but in reality after cap ex, vacancy, management fees, it does not produce as well as you think. 

How can I advertise this property without violating any laws? 

After the 1st open house we put out advertising saying something to the effect of “If something isn’t quite right, let us know, we’ll do what it takes to make it right for you!”

Always used Craigslist to advertise but I’m going for a much different clientele.

I have a property in LA I landlord I  advertise it as a 'pets allowed on a case-by-case basis".

I would use a SBA 5 loan to purchase with 20% down.Currently the only advertising for the facility is a sign that hangs on the back of it, no internet or social media presence and it operates at 85-90% occupancy according to the seller with minimal advertising besides the hanging banner, and the numbers for rents seem pretty solid with room to increase and add some value.

It's all been a lot for me.The first issue that arose was that despite the listing being advertised as the unit including a "parking garage + storage," there are only four total parking spots for a building comprised of five units, plus one storage shed.
