Kevin, 

One problem I ran into when I first started was looking realistically at the numbers on rental units. Often times realtors will advertise a property as being "cashflowing" but in reality after cap ex, vacancy, management fees, it does not produce as well as you think. 

So my advice, is to be honest about the numbers when making decisions about acquiring new properties or decisions regarding current ones.
