A typical cosmetic rehab will cost between $5K & 10K (Paint, Flooring, Light Fixtures, fix broke items and things not up to code etc) I'm not looking to put new roofs, siding, or any major repair items on the properties I buy.

They broke down the expense by category, but they immediately started annotating a number of other expenses they put towards this property that were for other properties.

If they refuse then I would evict, because they broke the lease.

I was always under the impression a tenant could sue you and your family for "Everything your worth" if they slipped and broke a leg because of Landlord negligence ?

Long story short, the girl who moved in started getting into drugs and hanging out with a bad crowd. 

The pipes that broke because of the wall however are still not fixed but his plumber inserted some rubber tubes to connect them.

Broke the floor all the way around on the inside, dug up 100s and 100s of buckets full of wet clay, replaced with 100s of buckets of garvel and installed new drain tile and a new sump.

I have 2 little girls; one will be 2 next month and the other will be 1 in May.

:Based on my experience and understanding of the business the delineation between those that pay extortion and those that choose not to is the difference between amateur and professional landlords.Think it's also the definition of landlords who can afford losses, and landlords that are technically broke.
