Also, I bought the thing for a decent price, and although it cost fully $100 per square foot to rehab and add square footage (from 950' to 1600'), the contractor is taking 10%, there is the feeling that I got some instant equity by having decent/modest numbers and not having to spend $25,000 on the costs of sale if I don't sell through two agents and the attorney and all that.So my question is, are there any thoughts on holding vs. loosing this property?

I had a basement that would flood, so we dug down a foot around the house 10 ft out where most was coming from, installed some 6mm plastic and back-filled with a nice grade away from the house and haven't had a problem since.  2 guys digging for 6 hours.

Houses will cost 85 to 100 a foot all in to build.My Wife is our Broker so we will keep that in house and try to sell as many as we can ourselves however it will be multiple listed with full BAC offered to procuring agents.
