We just got back from visiting the area and have decided that we want to buy in Bradenton, FL since that area seems to fit us best and our future needs while also still being within our current price range (<$450k).I have already listened and watched many BP webinars and podcasts and am about to purchase David’s book, start with strategy since I feel that’s the best next step for me and my husband to get our plan onto paper and to solidify our thoughts together (all while still saving money of course!).

If it needs primer etcI use a google phone/email and collect names of handyman and painters etc. they bid and the serious ones come out to see the jobI take the medium priced bid. too low and it might not be the best work, too high and they do not really want the job.Lately been dealing with bids for electricians and it is hard to bid that and getting $500 per hour bids, crazy.So be specific and fair and you should find some good canidatesThe other thing is I do alot of my own research and factor in how much time it should take and the materials [or bid that you cover materials seperatley etc] - Youtube and forums for various subjects give you just enough info on what to do and look for.

I currently have a little over 35k in high yield savings and I'm on pace to have around 100k when I'm 18, I have a bit of money in stocks but I've always wanted to get into real estate, ive been watching the bigger pockets podcast for a while and ive also read quite a few books, i know how to value properties and I have 2 people who are willing to cosign deals for me.
