Newbie looking to purchase small MFH soon

Hello BP!

I am new to the world of real estate investing but could not be more enthusiastic to learn everything I can before making my first deal. My husband and I currently live in CA but will be moving the the Tampa Bay region in FL in a year,  hoping to buy our first small multi-family property within a year and a half. So we have that much time to get our butts into gear and make the best game plan for ourselves. Our plan thus far is to purchase a duplex or triplex and live in one unit while renting out the other(s). We need that experience as landlords before we can do any other investments and to be confident in doing so. We just got back from visiting the area and have decided that we want to buy in Bradenton, FL since that area seems to fit us best and our future needs while also still being within our current price range (<$450k).

I have already listened and watched many BP webinars and podcasts and am about to purchase David’s book, start with strategy since I feel that’s the best next step for me and my husband to get our plan onto paper and to solidify our thoughts together (all while still saving money of course!). Does anyone have any suggestions on what we can do next to better prepare ourselves for the journey ahead?
