Investment Info:

Single-family residence buy & hold investment.

Purchase price: $210,000
Cash invested: $53,000

3 bdr 1 bath sfh in a B+/A- area in Rochester.

What made you interested in investing in this type of deal?

Bought it furnished to rent out as an airbnb to utilize STR loophole to offset W2 income (husband and I are high-income earners). With cost seg and bonus depreciation, we can save around 20K in taxes.

Will eventually convert to a ltr. I'm hoping it will cashflow 1000 a month with airbnb. With ltr, I can rent out for 2100 - 2200 a month so it will still cashflow as PITI will be 1500 a month.
