The seller has agreed to let me wholesale the property to another buyer, but where can I get my hands on the proper legal purchase and assign contract giving me a time-fame to find a buyer?

The first two (#1 assumed with purchase of properties, #2 a "friend of a friend") didn't last very long at all due to lack of proper paperwork, lack of responsiveness, etc.#3 is doing well, and has had good success with keeping units occupied.
