At this point, you could look into getting a real estate license and/or getting experience in construction/rehab by working for a contractor who is willing to train you. 

I also have 5 + years experience in Property Management.

I wanted to get thoughts on if anyone has had experience performing a refinance prior to renting a property while utilizing BRRRR? 

Best Practice: do not provide variable cost services like internet, water, PG&E, or trash service to residents.
