Currently I am still following a few listings out Of philadelphia PA.

My first investment was done in Mercer county PA where I bought a beautiful single family home for 32,000 and renting now for $750.00.

Here goes with a deal we are in the process of making (all numbers have already been confirmed & PA signed of by buyer/seller):$42,500 All cost (cash deal.  

Neighbors said it has been foreclosed on  and vacant for a year, and had a for sale sign up a few months ago, but promptly removed.The PA website says it is owned by an individual, however Zillow (I know...) had it listed as a foreclosure.

With that said, I am willing to branch out to areas of NY and PA in search of some deals that provide me with positive cash flow.

I hope to be able to purchase my first property in early 2015.Recently I decided that maybe it'll be an good idea to explore markets in surrounding states, New Jersey, Connecticut, Pennsylvania, etc.

PA has inheritance tax, there is a final income tax bill due to both IRS and PA Dept of Revenue for the deceased, there are utilities and property taxes, etc.

Obviously, I'll know more when I discuss with my attorney next Tuesday.On a side note, the state required minimums for property damage here in PA are $7,500, however, as has been stated, this is a commercial claim with higher limits.

I'm a divorced father of 1 and newbie investor from Philadelphia, Pa who has yet to do a deal.

I still have some questions about the legal aspects for certain transactions. 1- Can you do wholesaling and receive compensation from someone other than the employing broker in PA.
