What I've learned from those stories/posts will help me mitigate those risks as much as possible and ensure that I've done thorough enough diligence before pulling the trigger on my first purchase.  

If a good deal comes along I am ready to pull the trigger, otherwise I am in hibernation until the market becomes more favorable on the buy side.

It seems the market is moving much too fast to be able to pull the trigger on anything remotely, especially without establishing a better network of professionals in the area.

I really would like to be in another state to start investing, but I going to pull the trigger here pretty soon and flip my first property.

In my opinion a well and septic and general home inspection, radon is advisable, but you should do they every 3 years any way, almost no one does, a mitigation system cost about $800 to have installed, about $250 in material if you DIY it, definitely the septic if it's not in the state program, many old tanks were steel and not in the data base, if you do a well test, it triggers a water test, per DNR Rule, also advisable.

Look into any deferred maintenance or any upcoming repairs the might trigger assessments.

It's tougher to find deals with inventory so low, but with interest rates still incredibly low it's a great time to pull the trigger.  

You can use proceeds generated from the sale of your relinquished property to pay for these items, but it will trigger a small amount of taxable boot.
