Newbie from Sunny San Diego! Interested in out of state investing

I'm a newb from San Diego and have been lurking the BP site for the past couple months. I've read the beginner guide and listened to multiple podcasts and I'm ready to begin purchasing out of state cash flowing homes. Trying to invest for cashflow in San Diego just doesn't make sense for me since the prices are so high.  I'd rather put my money on multiple properties out of state. I bought my current home in east Chula Vista (San Diego county) back in 2011 and the market has been very good to me. 

The cities I've zero'd in on are Cleveland, Kansas City, & Memphis. I'm open to other cities but my main focus has been on those cities. I'm mostly interested in buy and hold for long term cash flow. I'm looking at both SFR's and Multi-Units and I don't mind buying something that needs a little work. I understand that investing from out of state can have it difficulties (not having my own boots on the ground), so I'm hoping to connect with local folks in those cities to see if we work something out.

I have not yet attended a local real estate investors event but I'm hoping to soon. It would be nice to connect with other folks that invest out of state and how it's worked out for them.
