Getting any decent Contr today to give you their time is difficult, and getting 3-5 complete bids in hand quickly is pretty impossible.

It is usually impossible to truly thoroughly inspect them.

If you are honest, and transparent, things suddenly become really simple.BUT if you need to worry about getting your story straight with the seller (telling them you are the buyer, when you are not), and the buyer, and then make up reasons why the ARV is so high, and convince people why the COR is so low, and bla bla bla.. then yeah... things get really complicated and nearly impossible to succeed.Clear your mind, and use your own logic and common sense and I am sure you'll get where you need to be!

I am in the VERY early stages of real estate investing of working on formulating a plan so that I can get started and take action, however saving up for the first property seems very cloudy to me and almost a little impossible due to the amount of money that needs to be saved up in order to do things smart. 

It is nearly impossible to get a new loan, and putting 20% down wont  help as conventional loans have even tighter requirements than government backed loans.

Much easier, though still a challenge and take longer at higher rates, but personal loans are impossible for us now.

Take the north side of the city (that is where I work) FHA is pretty much impossible on 3-4 units so that leaves you with 2 unit properties under $550k which isn't easy either. 

It's not impossible, but you would be wiser to spend your time at a regular job.
