Looking to get my first home/investment property wether that be through FHA or conventional loan and that is just the start I want to acquire rental properties for STR, Flips and B'RRRR. I want to have a diversify portfolio.

Hey Michael, I am a Realtor in Temple, TX. I have househacked using AirBnB and it was pretty successful. If you are able to live for free or very cheap, it is a great way to scale your portfolio. Good luck!
