2% Rule is Impossible

As STR becomes more popular, common BNB area prices seem to increase making 2% rule more difficult to find. Anyone have strategies for finding properties that cash flow? Is it finding off-market deals? Or is AirDNA data lagging current trends with increased price? (Specifically Emerald and Forgotten Coast of Florida)

    Forget all the so called 'rules'. Just figure out if the profit vs expenses creates a ROI that works for you.
