The units won't have HVAC system due to the cooler climate but because of the tightness of the home i.e <3 ACH, I actually need an ERV so I don't kill my tenants due to C02 or VOC poisoning.The problem is ERV filters need to be replaced every 3 months for all 4 or 5 units.

Learn the basics of financials in RE, build a strong team on the ground, understand the ins and outs of RE and what market your in, understand how to actually flip the home and what strategy you are doing (Highly recommend the BRRR) as holding homes is where the money is made.REAL ESTATE IS NOT EASY!!!

I believe the primary issue is the 20 year term on a typical commercial loan.My current focus is on buying and hold duplex properties, and around me that put the total acquisition costs around $200-250k, with total monthly rents being 1.0-1.3% of the purchase price.

If you know the game and are scaling up, I would go straight to a 4/5 bedroom. 2 and especially 3 bedroom homes are the doldrums in most markets.
