Rent to Displaced Family?

BP Fam! I recently put my Pensacola house up for rent on Zillow, and I received an email from a company that specializes in temporarily relocating families displaced by damages to their home. The 'relocation specialist' with the company says the family would need minimum 3 months, and the insurance company would be willing to pay significantly over my asking rent price (I'm asking for $2000/month and they will pay $2600. They do have multiple pets, which is a downside, but they would pay a non-refundable pet fee as well.

Has anyone rented to anyone in this situation? Anything I should be aware of? I plan to do the normal background/credit checks, get references for the tenants, etc like I usually do. It almost seems too good to be true...
